4 Steps to Choosing the Best Realtor in San Diego

San Diego RealtorsWhen it comes to finding and buying a home in San Diego, you need to take some time and find yourself an experienced Realtor.

Buying a new home is an important decision and a big investment, and finding the best San Diego Realtor is important to help you achieve your goal.

Like in any profession, some Realtors are more qualified, experienced, or better communicators than others. It is very important that you interview and ask for references from the Realtors.

You might begin your search by asking family members, friends or co-workers, if they have a Realtor they would refer. This is a start, but do not end your search here.

You might also be tempted to just go with a well-known brand named real estate company.  This might not get you the right agent either.  In most cases, the individual agent is more important than the company they work for.

As a highly experienced San Diego Mortgage Broker, I work with some of the best Realtors in the business. I know and understand the major traits that make the best Realtors.

Let me share some tips to help you find the perfect Realtor to make your home buying process as smooth and stress free as possible.

How to Narrow your Search for a San Diego Realtor

You need to start your search by being very clear about what you want your Realtor to achieve for you. This begins by clearly understanding what you want in an agent and what you want in a house.

It is vital that you are very clear about the price range you are prepared to pay, the type of home you want to buy, and the neighborhood in which you want to live.

Some Realtors specialize in certain types of homes, neighborhoods, and even price ranges. You might only want a Realtor who specializes in single family homes, condos, foreclosures/short sales, or luxury homes.

You can start your search by checking through the websites of the National Association of Realtors, the San Diego Association of Realtors, or online review sites like Yelp or Kudzu.

Your San Diego Mortgage Broker As a Referral Source

As a Mortgage Broker, I work with Realtors on a daily basis.  I have had a chance to develop some great working relationships with top notch Realtors that I trust and know will do a great job for their clients.

If you would like a personal referral to one of these Realtors, I am happy to help.  Just give me a call at 858-519-3935 or send me an email.

As an aside, even before you begin your search for either a Realtor or new home, it’s a good idea to come and see a local mortgage broker and loan specialist like myself and get pre-approved for your mortgage first.

A pre-approved loan will get you set-up and make the buying process much smoother and you can get all you financial ducks in a row so there will be no surprises when it comes time to enter escrow.

If you need a Jumbo Loan in San Diego, VA Loan, FHA Loan, or other low down payment options it helps to use a San Diego Lender who can guide and advise through the entire loan process.

The Best San Diego Realtor is a Good Communicator

Without a doubt, the best Realtor is a super communicator. Your Realtor should not only be an effective communicator, they should also be prompt in responding to your queries.

As a client you should expect a reply to any questions or concerns you make to your Realtor by phone or email within 24 hours. You should also expect to be able to speak directly with the Realtor when you need to do so, and not just with their assistants.

A truly professional Realtor also has excellent lines of communication with other agents so they can resolve any problems which occur during the transaction process. They should also promptly advise the client about any potential issues that arise so they can be dealt with right away and to everyone’s satisfaction.

A good Realtor also has to know the neighborhood and maintains good relationships and communication with other Realtors so they can quickly locate any new homes which have just been listed. Real estate is a very competitive market so the best Realtors are well tuned-in to what’s going on in their respective niche.

Most importantly, a good Realtor needs to have excellent communication with the Mortgage Broker or lender you have chosen to work with.  This will help resolve any issues that come up, help the mortgage broker be able to get loan conditions cleared quicker, and help with the closing of the transaction.

One of the biggest steps in concluding a real estate transaction is not only being able to close the deal, but being able to do so in a timely manner.

So, you should always start by chatting briefly with a prospective Realtor before you go with them. You have to feel comfortable with how well they communicate with you and in how they respond to your questions. The best Realtor will represent your interests and will respond quickly to your queries.

Experience is Key

A good Realtor is also someone who has experience and has been in the business for some time.  They have seen both the highs and the lows of the real estate market.

Whether it’s a buyer’s or a seller’s market,  the experienced Realtor should be willing to put together a market analysis of the types of homes you are looking for in the neighborhood you want to buy.

The best San Diego Realtor should also be prepared to guide you through the entire process such as finding a home inspector or helping you locate contractors, or assist you with finding an experienced San Diego Loan Officer such as myself.

Experienced agents get more transactions closed and know how to handle potential problems that arise.  You will want someone who is familiar with the area that you are looking in and has good relationships with other Realtors in that area.  This comes by developing relationships over years and experience.

Many times Realtors are able to hear about a home before it comes on the market because they are connected with other agents.

An experienced agent also knows how to make an offer sound appealing to the sellers.  They can structure a purchase contract so it is more likely to be accepted, know what purchase price is more likely to be accepted, and put together strong cover letters to be submitted with your offer.
